Rental Property Maintenance Calculator

Estimate how much to set aside each month for repairs and replacements on a rental or owner-occupied home. The result uses the component figures you enter plus rough rules of thumb, so the actual condition of your systems still needs its own review.

How the Estimate Is Calculated

The roof, air conditioning, and water heater are funded individually. Each replacement cost you enter is divided by the months of life you say it has left, the same sinking-fund approach associations use for reserves. For example, a roof with eight years left and a nineteen thousand dollar replacement cost works out to just over two hundred dollars a month.

Routine repairs are added on top, such as a failed garbage disposal, a leaking valve, or a fence panel after a storm. This layer uses roughly half a percent of value a year, adjusted for the age of the house, with a minimum of sixty cents per square foot a year. Houses under ten years old use a lower factor, and houses past thirty-five use a higher one. These factors are rules of thumb, not a property inspection.

A pool adds a fixed monthly amount, since pool equipment such as pumps, heaters, and screen enclosures has its own replacement schedule.

For a rented property, the calculator adds twenty percent to routine repairs. Tenants tend to report small issues sooner, which is a good thing, but it adds to routine repair costs.

What is left out: hurricane damage and insurance deductibles, which are modeled separately in the hurricane deductible tool; major renovation; pest and termite treatment, which in Florida deserves its own line; and any assessment your association levies for exterior components it maintains on your behalf.

Understanding the Estimate

Is one percent of value a year a good rule?

It can be a rough average across many houses, but it is a poor predictor for any single one. It ignores the age and condition of major components, which is why this calculator builds the figure from the components you enter. A newer home may need less, and an older home with original systems may need more.

Should this money sit in a separate account?

Many owners find it helpful. Money held in a general account tends to get spent on other things. A separate savings account with an automatic monthly transfer can make a major replacement a planned purchase instead of a surprise.

What does a roof replacement cost in Central Florida?

It varies by material, pitch, size, and how busy roofers are that season, and prices can change after a major storm. Get a current written quote for your roof rather than relying on a general figure. Insurers may also have requirements for older roofs.

My air conditioning has zero years left but it still works. What now?

Systems often run past their expected life. The concern is the timing of a failure, since a replacement during peak summer heat may cost more and take longer to schedule. Getting quotes now can help you plan.
