Residential Property Management in Central Florida

Owning a rental comes with ongoing work, from leasing and rent collection to repairs and tenant communication. Ambriel Property Management helps owners of single-family homes and small rental portfolios across Central Florida handle those responsibilities and stay informed about their property.

Some owners rent out a former home after a move. Others own from out of the area or are building a small portfolio. The work is similar in each case: finding and keeping good tenants, collecting rent, handling repairs, and keeping records your accountant can use.

Questions About Rental Management

How is the management fee structured?

Fees are quoted before you sign and depend on the property and the services you choose. The management agreement lists the management fee, any leasing fee, and anything billed separately.

Who approves repairs?

You set a spending limit in the management agreement. Below it, Ambriel arranges the repair and reports back. Above it, you see the quote first. The agreement also explains how urgent safety or property-damage issues are handled.

What happens if a tenant stops paying?

Ambriel follows the late-payment terms in the lease and keeps you informed in writing. If eviction becomes necessary, the case is handled with your attorney, and you are updated at each step.

Do you manage properties inside HOA communities?

Yes. Ambriel reviews the community's governing documents before a lease is signed, so leasing restrictions, approval requirements, and tenant registration are addressed up front.
