This website is operated by Ambriel Property Management, which provides community association management and residential property management services in Central Florida. By using this site you accept these terms.
General Information
Everything on this site, including the calculators, articles, and service descriptions, is general information. It is not legal, accounting, tax, engineering, or insurance advice, and it does not account for the specific language in your governing documents or the facts of your situation. Florida community association law is detailed and changes. Before your board acts on anything you read here, consult your association attorney, accountant, or reserve professional.
Calculator Estimates
The calculators on this site run in your browser, and the figures you enter are not sent to Ambriel unless you use a tool's email option. Edited values are added to the page address so a scenario can be shared, and that address may remain in your browser history. Calculator output is an estimate produced from the figures you supply and from simplified assumptions. Results are not a reserve study, an audit, an appraisal, or a budget, and they should not be presented to owners as a determination of your association's financial condition.
Management Relationships
Using this site or submitting a form does not create a management relationship, an agency relationship, or any duty on the part of Ambriel. A relationship begins only under a written agreement signed by both parties.
Owner and board portal
Resident and board account access is provided through a third-party community association platform on a separate address. That platform has its own terms and privacy practices. This website does not process portal logins, payments, or account data.
Accuracy and availability
We work to keep this site accurate and current, but we do not warrant that it is free of error or continuously available. Content may change without notice.
Third-party links and embeds
This site links to third-party services and may embed third-party content such as a social media feed. Ambriel does not control those services and is not responsible for their content or practices.
Intellectual property
The text, design, layout, logo, and graphics on this site belong to Ambriel Property Management or its licensors, and may not be copied or reused without written permission. The Ambriel name and mark may not be used to imply an affiliation that does not exist.
Limitation of liability
To the extent permitted by Florida law, Ambriel is not liable for indirect, incidental, or consequential damages arising from use of this website or reliance on its content. Nothing in these terms limits any obligation Ambriel owes under a signed management agreement.
